HousingBrain provides a research website and related software tools that compile public records, third-party datasets, and automated summaries. By creating an account or using the service, you agree to these Terms of Use.

1. Product role

HousingBrain is an educational and informational research tool. HousingBrain is not your real estate broker, agent, lender, appraiser, attorney, insurer, school district, or government agency. Nothing on the service is legal, financial, lending, appraisal, insurance, school-assignment, or investment advice.

2. Data limits and independent verification

The service may display public-record data, third-party data, maps, linked sources, and AI-assisted summaries. All of that material is provided on an as-is and as-available basis.

You are solely responsible for independently verifying any decision-critical fact before making a purchase, sale, lease, financing, enrollment, relocation, business, or investment decision. This includes school assignments, attendance boundaries, district actions, zoning, permits, insurance conditions, environmental conditions, title matters, property facts, pricing, and all other material information.

3. No warranty; no reliance

HousingBrain does not guarantee that any dataset, summary, alert, map, search result, or linked third-party source is complete, current, accurate, or fit for your purpose. You agree not to rely on the service as the sole basis for a housing or financial decision.

4. Fair housing and responsible use

You may not use HousingBrain to rank, filter, screen, target, include, exclude, market, or make recommendations about homes, neighborhoods, schools, tenants, buyers, sellers, borrowers, or residents based on protected classes or demographic proxies.

Prohibited uses include using the service to sort or infer housing choices by race, color, religion, sex, disability, familial status, national origin, ethnicity, immigration status, income, or similar proxy traits. You are responsible for complying with fair housing, civil rights, consumer protection, and all other applicable laws.

5. Accounts and eligibility

You must be at least 18 years old and provide accurate account information. You are responsible for activity under your account and for maintaining the confidentiality of your login credentials.

6. Acceptable use

You may not misuse the service, interfere with normal operation, attempt unauthorized access, reverse engineer protected portions of the service, or run scraping or automated extraction activity except as expressly authorized by HousingBrain in writing.

Prohibited automated activity includes bulk copying reports or datasets, enumerating coordinate grids or address lists, bypassing radius or quota limits, using bots to reproduce the service's compiled results, or redistributing normalized records outside the ordinary use of your account.

7. Third-party sources and links

The service may link to or display third-party websites, registries, maps, or datasets. HousingBrain does not control those services and is not responsible for their content, uptime, policies, or accuracy.

8. Limitation of liability

To the maximum extent permitted by law, HousingBrain and its affiliates will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost opportunity, lost business value, or real estate, lending, school-enrollment, or investment losses arising from or related to your use of the service.

You agree that HousingBrain is not responsible for losses caused by data errors, stale data, missing updates, third-party outages, linked-source failures, or your failure to independently verify information.

9. Changes and termination

HousingBrain may change, suspend, or discontinue features, datasets, or access at any time. We may update these terms by posting a revised version with a new effective date.
